Gaurav and his team of 4 other members performed Scheduling, Estimating and Project Control on a 5 story office building with a parking garage. The team used RS Means for estimation and scheduling. Gaurav decided to use Quantity Takeoff with a high level of detail along with Unit pricing method to get accurate estimate and thus they calculated lowest total cost of the project as $10.5M USD compared to other students. Then,they estimated construction time as 15 months and used Gantt charts in Microsoft Project along with critical path networks and Total Float. In course of the project, after they prepared the schedule, 2 Change orders were issued and then the team altered the project schedule such that there was zero impact on the final completion date. Then Gaurav served as PM to implement Project Control strategies to control costs, schedule, procurement, labor, productivity, Quality with implementing value engineering on the project. Gaurav prepared the total cost and schedule of project from Conceptual Planning to Close out phase. Gaurav simulated the crashing on numerous activities to reduce the construction time by close to a month and thus reducing the cost by close to 10%.
